🎧 Listening Script: Christian’s Venue Dilemma

Christian:

Ugh, I just can’t decide where to open the bar. I’ve been looking at two venues, but both have pros and cons.

Friend:

Tell me about them.

Christian:

Well, the first one is downtown. It’s smaller but the location is amazing. Lots of young professionals pass by after work. The rent, though, is much higher.

Friend:

Hmm. And the second one?

Christian:

It’s in a quieter neighborhood. It’s bigger and cheaper, but there aren’t many bars around. I’m worried it will take longer to attract customers.

Friend:

I see. If you open downtown, you’ll pay more, but you’ll also get more visibility. If you open in the neighborhood, you’ll save money, but you’ll need strong marketing.

Christian:

Exactly. I don’t know what to do.

Friend:

Listen, if I were you, I’d go for the downtown location. It’s more expensive, but it’s also more strategic. Remember: if you choose the busier place, you’ll have more chances to succeed.

Christian:

Yeah, but what if I can’t pay the rent?

Friend:

Then negotiate. Why don’t you try asking the landlord for a discount for the first six months? Or explain your plan and see if they’re willing to compromise.

Christian:

That’s actually good advice. You’re right—the downtown place is better for the long run. Thanks, I think I’ll go talk to the landlord again.

Friend:

Good choice. Don’t forget: being in the right place can make all the difference!
